WDI

wood-destroying insect inspection

Wood-destroying insects, including termites, carpenter ants, and wood-boring beetles, can cause serious structural damage if left unchecked. A WDI inspection identifies visible evidence of these pests and helps buyers and homeowners make informed decisions about the property.

Radon

Testing for radon during a home inspection provides valuable information before you finalize your home purchase.
Radon levels can vary from home to home, even within the same neighborhood. Because radon cannot be seen or smelled, testing is the only way to know if a home has a radon concern. Identifying elevated radon levels early allows buyers to negotiate mitigation if needed and helps ensure a safer living environment for their family.

what is radon ?

Radon is a naturally occurring radioactive gas produced by the breakdown of uranium and radium found in rocks and soil. It is invisible, odorless, and tasteless, making it impossible to detect without testing. Radon can enter homes through cracks in foundations, openings around pipes, construction joints, and even well water.
Long-term exposure to elevated radon levels increases the risk of lung cancer.

is radon common in our area ?

Yes.
Radon is present throughout Ohio and the surrounding region.
Many homes in our area have tested above the EPA’s recommended action level, which is why radon testing is strongly recommended for both buyers and homeowners — even in newer or well-built homes.
OHIO - EPA Map of Radon Zones

If radon levels are elevated, the Environmental Protection Agency (EPA) recommends taking steps to reduce exposure. Common solutions may include sealing foundation openings, improving ventilation, or installing a radon mitigation system to safely redirect radon away from the home.
